Project Brief

The brief was to deliver additional social housing for Sandwell Council on an underutilised site with challenging ground conditions; including mineshafts, watercourses, and contaminated land. The development needed to provide a mix of adaptable M(4)2 and wheelchair-accessible M(4)3 units, in accordance with Building Regulations Part M, while enhancing the local environment.

Our Approach

The project was developed collaboratively with a multidisciplinary team to balance resident needs with site constraints. The design incorporated careful consideration of ground conditions, existing site features, and community safety. Wildlife habitats, open swales, and protected pedestrian footpaths were integrated alongside attractive landscaping to improve both aesthetics and functionality.

Outcome

Delivered 18 high-quality units, including adaptable and wheelchair-accessible homes. Removed neglected site, reducing anti-social behaviour and fly tipping. Created safe pedestrian routes through segregated walkways. Created and enhanced biodiversity, and respected local context.
